moving out fees – how strict are they on the 2 year lease?

moving out of my apartment end of next month.

i paid a deposit worth two months rent (¥120,000 total), along with key money and all that bull.

i’ve been staying in the apartment for a year and a half. the company was really slimey about their clauses and added the clause about moving before 2 years under damages.

they’re expecting me to pay ¥100,000 worth of “damages” because i’m leaving before 2 years is up.

am also expecting a cleaning fee (which i’ve read about how silly it is) of about ¥80,000 (as i’ve been informed).

my friend has helped me gotten this apartment as he’s a real estate agent. and we’ve done a round of calls that ended with the company agreeing to taking the ¥100,000 from the deposit i paid.

[¥120,000-¥100,000=¥20,000 left]

that means i need to fork out about another ¥60,000 for the cleaning fee.

they were supposed to use that deposit for the cleaning and i was expecting to at least get about ¥40,000-¥50,000 back after all of it.

is it worth doing a round of negotiations to get more back from the deposit? i’ve heard that we should not expect it back, and i’m ok with that but i don’t want to fork out another half a grand just for “cleaning”.
