Used Home Purchase – Saving for Downpayment/Closing cost.

**edit -> How much cash should one have on hand?**

We are in the very early stages of planning a purchase. With used-purchases, I have seen that 10-20% for a downpayment is standard.

So is that 15-25% including closing costs? I am starting to think I might need to build our 500-man cash savings to around 1000 before we start seriously looking. I, however, hate keeping large amounts of uninvested cash.

(Late 30s. PR. Japanese Spouse, 2 kids).

(Area – South-Eastern Tokyo/North-Eastern Kanagawa,)

Plan -> Buy used and reform.

Cash position – 500万

Investment (not including Kids funds) – 3000万ish
