If I have someone enter a short-term lease (1-2 months) and the term ends, does it automatically go month to month? How do I avoid this?
Any free templates for short-term leases? Tenant is English-speaking foreigner. How can they sign if no Japanese language skill? Would they need a guarantor?
If I found the tenant and I want a R/E agent involved in the contract and maintenance and upon moving out, what fees accrue to me and to the tenant? Do I need to account for changing of locks, security deposit, etc.?

I heard most leases are for 2 years. If one tries to sell with tenant in place, it can only be sold as a tenant-occupied unit or house, yes?
