I am interested in a house that as a lot of advantages, but is currently a bit small. that house is on a 115m2 land, but the BAR is 30% and the FAR is 60% which result in a HUGE waste of space (there is currently 2 parking lot…)
Now, this house is on a road corner without much in front of it, and, I checked the zone around that house, it doesn’t look like any other house as such a constrains. Other houses are definitely in the Type 1 Low Residential Building, but they for sure do not have a 30%/60% ratio.
I tried to check a bit online but couldn’t find proper information on my end (also due to my limited japanese) So I would like to ask here.
\- Are there ways to discuss about this BAR/FAR and trying to increase it at the local ward ? I am noit talking in the near future, but more like if I buy and in 20 years I would like to rebuild. Could does value be changed ?
\- What is considered in the BAR, if I destroy the parking lot and make a garden it doesnt count right ? but is putting like small, prefabricated structure something considered as a “building” ? Is it just the main structure ?
\- What would you do with 65m2 of parking lot in a zone where parking not that useful ? xDD
