landlord wants me to have another 10 million yen in my bank account for approval?

I honestly don’t understand. I applied for an apartment I liked and thought i could afford. My income is good (over 5x the rent per month), savings decent, but he said “yeah i know you have good income and enough to afford the apartment but there is risk” blah blah long story short he said “is it possible for you to add 10 MILLION YEN extra to your bank account?
For reference the rent is around 25万円 per month. They also asked me how many japanese friends i have that are making over 10m yen a year and if they’d be willing to be a連帯保証人 (cosigner) which is ridiculous in my opinion.

Been searching for a place for almost 2 months now while living in a severely overpriced monthly mansion

Anyone else deal with this sort of thing?

  1. Just go somewhere else? Or work with an agent? I’ve never heard of anyone even needing to demonstrate how much they have in savings. Sounds like this person is trying to mess you about for some reason.

    Edit: I’ve now heard of the savings check. Seems limited to higher end locations.

    Most landlords don’t accept a cosigner who isn’t your parent, sibling or adult child so that would be on the generous side.

    That said, why not find another landlrod? You aren’t good enough for them.

  8. Not sure, if **UR appartments** fits to your requirements but they are foreigner friendly.

    No key money, No guarantor fee, No brokerage charges and No fee to extend the contract.

    While leaving the apprarment they didn’t charge me too much for cleaning.

  9. lol… that amount is roughly equivalent to the mortgage downpayment (for Japanese, not us foreign plebs) for a relatively upmarket mansion.

    1,000万円 in the bank account for a 25万円 apartment… okay.

  10. I’ve dealt with landlords like this too. A lot of it boils down to racism I’m afraid. Usually its either (a) they think you’re a higher risk of not paying (despite clearly being able to pay based on your income) because you’re a foreigner and so demand more “security”, or (b) they don’t want to rent to you at all and so are throwing up roadblocks that they don’t think you’ll be able to satisfy. Either way, it’s best not to humor them.

  11. That’s utterly ridiculous. Either put your foot down and refuse all this extra nonsense or move on. Tokyo is full of flats, and in that price range you shouldn’t have trouble finding a nice place.

    Do also consider what it would be like to have this person as a landlord if they are being this difficult even before you sign. Do you want to deal with someone like this every time there’s an issue?

  12. That’s totally unreasonable. 10 million yen? For what? The next few years’ worth of rent? Sounds like a way of saying “I don’t want you as a tenant for some reason I can’t tell you, so I’m making up this rule.”

  13. I’ve never heard of having to maintain twice the amount in my bank account. I have been asked to pay double the deposit. But this guy is asking too much in my opinion.

    I would take your money elsewhere and just say, “I can do what you’re asking but I don’t think I should have to, and I’ll be looking elsewhere. I wish you the best.”

  14. Sounds like they don’t want you to rent there. but are you a full time employee in a company operating in Japan? or is that income from overseas?

  15. Are you a contract employee by chance, and not a permanent employee (正社員)? Contract employees make landlords nervous.

  17. How about showing the bank account of your home country? But if I were you, I won’t rent that place.

    You can afford 250k per month. I think you can find a cheaper service apartment to live temporary.

  19. I know it’s rough but I would go somewhere else. Just tell him that he is being unreasonable and that you will go somewhere else for business.

  20. Just troll them and go to your bank account page (if you have web banking) and do this:

    1. Highlight your balance
    2. Right click -> inspect element
    3. Go to the dropdown and find the highlighted text
    4. Change the number to something comically high and hit enter
    5. Watch your bank magically skyrocket
    6. Screenshot/Print the page and send
    7. Then say “Nah nvmd Im good”

  21. How much money you have in your bank account is not his f**king business. What else does he want? The pin code to access it?
    You have proven that your income is more than enough to pay for the rent. Anything else coming out from his stinky mouth is BS. He is a giant ass hole so run away!

  22. While I was a renter in Tokyo, I was renting between 20-25万円 for 18 years, 5 different ‘mansions’. At no time anybody asked to see the contents of my bank accounts, only payslip or genzen was what most of them wanted to see. Last one didn’t bother with that either.

    Sounds like he/she doesn’t want to rent to you and is running up excuses for you to give up so that he doesn’t have to directly say no to you. At least that’s my read of the air.
