I am thinking to build a custom house in Tokyo this year. This will include my living space and a floor for my home office / studio, as I primarily work from home.

I was considering just buying a condo, but that’s not really for me and I want some land that will hold value for future resale or passive income as a rental.

The two points I am wondering about are:
1. Any builder / firm recommendations or experiences? (I don’t necessarily want a cookie cutter japanese house, but something a little bit different but not so different that it will not appeal to the average japanese person when I try to resell it)

2. I am thinking of building a 長期優良住宅 (long term well built home) for both the tax refunds / longevity and value of the building, as well as the fact that it can be rented out at anytime using JTI (https://www.jti.or.jp/).
The government seems to be pushing towards building longer lasting homes, and it can be very beneficial to follow what the government wants in the long term here. Has any one built one of these or lived in one? What’s the reality and how expensive is it? It’s my first experience dealing with this and would love some opinions and experiences.
