Foreigner buying an apartment in Shibuya, AirBNB?

I am looking to buy an apartment in Shibuya in the $100-$200k USD range. Obviously it will be extremely small. I plan on visiting Japan for 3-6 months out of each year and staying in there. I read how AirBNBing it could be a big hassle, however, if I do long term rental’s while I am not there (minimum of 30 days), do I still need to jump through a bunch of hurdles to rent it out as a foreigner with no PR? I can get an agent in Japan to deal with the rental but my main concern is if there will still be a hassle with taxes, business registration, etc since I would be earning money on it and if so what kind of hurdles may I expect?

Also, I read that AirBNB requires the licensing number even for units that are not being rented for under 30 days, is there a way around this if I wanted to find 30 day+ tenants through AirBNB or would I have to use another site?

Should the building built year in the 80’s be of a big concern? I’m looking at a few that seem pretty well kept. If they decide to tear it down and sell the land, am I likely forced to take the loss? Is this usually a major risk or unlikely?
