Selling Land in Japan – lawyers needed? realtor fees?

So I’ve seen mention online of Realtors’ fees being 3% of the sale value, plus 60,000, plus sales tax on top. Is this a true set-in-stone nationwide fee, or can/do different realtors apply different fees? Or even do fees vary depending on land/land with buildings/special land classification for eg?

And of course there’s capital gains tax to consider – which I understand to be 22.1% applied on the gain.

But aside from these are there any other fees the seller of land needs to consider? Perhaps changing name on the deeds at the local law office incurs a cost, or is this included in the realtors 3% + 60k fee?

Finally do I need to employ my own lawyers along with the realtors I choose to go with, or should the realtor company be able to do all the legal stuff too.

I’ll obviously employ a translator/interpreter but aside from dealings with the realtor is a lawyer needed/recommended?
