Should I buy this apartment as investment? Or am I stupid?

So, background story… I’m retired and live in the U.S. and have a few rental properties in the states. Overall I don’t have too much cash to buy any meaningful investment properties in the U.S. that I foresee good growth in anymore.

After traveling to Japan for a few wellness procedures, I’ve been convinced that it might be good to invest in Japanese real estate. I am currently looking at an a new construction building, 1B1B apartment in Uehonmachi, Osaka. It’s going for about $220K USD, I would be paying in full cash. From what I’ve been seeing online however, is that overall real estate will have no growth in Japan for the next 10years or so…

The other option would be to look for better real estate in the US or stocks….Can someone help provide some insights?
