Trying to understand relationship between rental agencies and apartments they are sending me

I’m moving to Tokyo soon and have reached out to a number of rental agencies online that say they support foreigners who are apartment hunting. I do have a few unique requirements, the big ones being my income will be foreign sourced.

I’ve provided the same requirements to each agency, and they have sent me various listings in the area I’m interested in living in, but it’s hard to understand the rationale for the ones they send. Some listing are clearly less desirable, while others seem promising.

Do agencies have exclusive deals with certain buildings/owners? What is the relationship between guarantor company, agent and owner? I understand my income source limits the pool of possible apartments, so could I request to use a foreign friendly guarantor like GTN? Is there a way to search apartments that use (or are willing to use) GTN as guarantor?
