Apartment rent ending and Deposit

Hi, I need some info if anyone had experience or so.

I’ve been living in the same apartment with my dog since almost 4 years (4 yrs at end of Nov 2022).
Of course, the apt sustained some damages, wear and tears, especially on the “fake” wooden floor.
Now, I am moving out to a new flat.

Does someone know if after that long period of time, still the owner can ask money/take deposit from me to fix inside the apt.
Or, after a certain period of time using the flat and paying the rent, all the damages are considered “normal wear” and therefore the fix is in charge to the apartment owner?

  1. They’ll probably take the deposit. My friend lived 3 years in theirs, and even though they cleaned, led a pretty minimalist and clean lifestyle, their deposit was still taken. They had the most minimal wear and tear for someone living there for 3 years since they very rarely did anything that could damage the house.

  2. Check the terms of your security deposit, I am double checking mine soon but when I moved in three years ago my Japanese friend read the contract and it stated that the security deposit is not refundable at all.

  3. It varies. They might take the full deposit, or they might take just part of the deposit for any damages. And the people they send to inspect are usually very critical for even the slightest damages. Slight scratch on the wallpaper? We have to replace that entire section of wall. 20,000 yen deduction. Etc.

    This is despite the fact that they will often fully renovate apartments regardless, right after the previous tenant moves out.

  4. They’ll take all of the deposit.

    Your only chance is to not pay your final month rent (at least you will get that money)
