Property investment and management service advice

Hi, I wanted to ask the experts here about this investment platform my wife is exploring. I genuinely don’t know anything about this space so don’t want to dismiss it without a better understanding.

Background: My wife earns a high (15-20m salary) and wants to explore ways to reduce her income tax.

One of her friends recommended an investment property and management company – a group called Post Lintel. They have recommended an investment property (a 25sqm apartment) to buy in Ota City for 35m yen, and have several options for management – including a guaranteed rental rate of 116,000 in return for 10% of the rental income. This arrangement will be renegotiated on a 2 year basis. We are also free to manage it ourselves, find another or have them manage it at a reduced rate without this guarantee. 

To purchase we can either pay with cash or get a 35 year loan at 1.992%

Looking up apartment prices in the area, they are similar to what this is being sold for.

How can we assess if this is a good opportunity to reduce her tax and be a long term investment? We are both very time poor so are willing to forgo some gains for the simplicity of having someone else manage things – but it has to be worth it.
