Currently looking for a bigger rental in Tokyo. Many of the options meeting our criteria seem to be offered as fixed term (rather than ordinary) lease.
No specific plan, but it’s conceivable we might (permanently) leave Japan sooner than the potential fixed term of a lease. From English language web resources I understand mid-term cancellation by the lessee is legally allowed in case of “an unavoidable circumstance such as a work-related transfer, the receiving of medical care, or the necessity of providing care to a relative”, subject to 1 month notice and presumably any pre-agreed fees for cleaning etc.
My question is, how clear/narrow is the definition and/or interpretation of “unavoidable circumstances”? I would clearly understand e.g. transferring country with the same multinational employer as a “work-related transfer”; for argument’s sake would same be true if moving to a different company overseas? Or more broadly, would e.g, “leaving japan” be considered sufficient justification for such a mid-term cancellation?
