Joint ownership of home with partner

Hi folks

The facts:
-No PR, but meet requirements for a home loan with a down payment of 20%.
-Long-term partner but not married, but 妻ー未届. She is Japanese I am foreign.
-We tried a pair loan but it would not go through, so I am the sole mortgage holder/payer.
-She wants to contribute with 20% of the total cost.

What we are planning:
– she pays whatever she can at earnest money/down payment time (over 110man)
– over the next decades, she gives me up to 110man a year

Question:
1. Generally, is joint ownership limited to married couples?

2.could she get ownership of 20%?
The realtor told us that would be impossible because I am the sole mortgage payer. I don’t quite understand why not as she would basically be paying the money part (earnest money/down payment ) outside the mortgage.
