Urgent question about real estate contracts

So i contacted a real estate agent to apply to contract a house. As you know sometimes you can get rejected for whatever reason..so I applied to multiple places. I got accepted to a few and decided to accept one.

Here’s where it gets strange. The real estate agent (let’s call them T) asked me about a possible move-in date. So I told them June 15th. They said they would inform the management company. But after getting news of getting accepted elsewhere I decided to tell T I don’t want to continue.

T now tells me they already drafted the contract and if I don’t sign i have to pay one month’s rent in ‘cancellation fees’. And if I decide not to pay the fees they will sue me and put debt on my name. This will prevent me from renting any house in the future they say.

I kind of call bullcrap because the other agents I decided to cancel with had none of this blackmail type tactics and were OK with not continuing to contract.

I know it may be a little rude to suddenly not want to continue to contract but there’s no way to know if you’ll pass the contract examination.

Anyways, I never signed anything so I’m really lost with this situation. Really would appreciate others input! They are demanding an answer by noon today…
