Kyoto – HOHO bus or public transit?

I am planning to stay in Kyoto as long as it takes to see all the things I’d like to (list below), and I’m wondering if the bus/ subway/ walking will be sufficient to get everywhere in a timely manner, or if I should just do the hop on hop off bus, which hits most of these areas, for ease of access and supplement with public transit as needed. I’ve read the bus system in Kyoto is a bear to navigate, so I’m wondering if the HOHO bus is the way to go (and then the bonus of the audio guide) or if it’s really not too bad as long as you plan ahead and know where you’re going.

Here is my list of attractions I hope to hit while I’m there:
Fushimi Inari, Kinkaku-ji, Kiyomizu Temple, Arashiyama Bamboo Forect, Nijo Castle, Nanzen-ji Temple, Toji Temple, Tenryu-ji, Snsjusangendo, Kitano Tenmangu Shrine, Otagi Nenbutsu ji, Maruyama Park, and Nishiki Park

Any advice regarding the above sites would be much appreciated as well!
