Buying an old house from its developer or a typical real estate agency

We’re considering buying an old house here in Japan. The only broker selling it is a representative of its real estate developer. What’s the difference between buying directly from a developer (e.g. Hebel, Sekisui) and buying a property from a third-party (not sure if this is the right term) real estate agent like House-Do? Which is better?
