Buying old houses in Tokyo

Hi! I made several research regarding this matter but I was never really able to find an answer to my questions, that's why i'm making this post in case someone knows well.

I have been looking for a house/appartment in Tokyo but because of my income my budget is not very high, I might only be able to go up to around 30 million yen in loan(according to an agent I met).

The problem is that with this budget most of the places are already at age 40-50 and I was wondering if it's still worth to buy?
It would be a place I want to live in myself for at least 15-20 years, but from what I've heard a lot of buildings for example could be rebuild if they are too old and then I would have to pay again money.

Can someone advice me if they have similar experience, or tell me if I should just stay away from 40/50 years old house/appartment?
