Hey all, just got the first contract from a potential building we are looking to move in with.
Initially we were going to go through a Guarantor, however the broker informed me that the Guarantor charges 1 month + 2% every month as a fee so that they can be comfortable with foreign income. (Apparently other Guarantors do not look at foreign income so I was told I need to go with this more expensive Guarantor).
So we offered to pay for a full year's rent upfront, which the landlord was happy with.
Just been sent the contract and they are also asking for 4 months security deposit, which seems a lot (as a reference, on the brokerage website that listed the property – it mentioned only 2 months was required). We don't have any pets, which I've been told attracts a higher deposit.
Is there potential room to negotiate this deposit, especially since we are paying for the rent upfront? Otherwise, can anyone recommend other guarantor companies that do not charge as much (I'm unsure also if need to choose a guarantor company from a pre-selected landlord list)
