Taxation in Japan on foreign estate and investments

Greetings

I'm looking for a tax advisor in Tokyo who has expertise in inheritance tax on foreign estates and taxation of foreign investments. At this stage, I just want a simple consultation (maybe a 30-minute meeting) and so I'm seeking an expert who offers reasonable rates for that.

But maybe some of you knowledgeable people here can help. My situation is the following:

  1. Inheritance: Three years ago, one of my parents, an EU national, passed away in an EU country. They had assets in various EU countries (none in Japan), which I'm in the process of inheriting. I myself am also an EU citizen, living and working in Tokyo on an HSP visa, with less than 10 years of residence in Japan in the last 15 years. As such, my understanding is that I'm exempt from inheritance tax in Japan and so I've not made any declarations to the tax agency. Can someone confirm if that's correct?
  2. Foreign investments: I'm considering investing in a real estate investment trust (REIT) based in the EU and I'd like to know the tax implications in Japan. If I invest in a European REIT, what would I have to declare in Japan after paying taxes in the relevant EU countries and what would be the procedure?

Appreciate any pointers to reliable (and affordable) tax advisors and help regarding the above questions. Thanks in advance.
