Notary services for US land transfer whilst in Tokyo

I live in Tokyo (not a US or JP citizen) and have a house in the US I'm selling (FL) where the contract needs to be notorized and witnessed.

Someone suggested the US embassy in Tokyo, so I went to make an appointment but their website is saying no appointments available.

Any ideas of how else I could do it?
