I may have been too fast, and i could get some external thought about it. i applied to a brand new appartement 1dk(construction finished end of march), 30 m/sq 5min from futako tamagawa station, the rent is 133 000(common fee and internet included). They were also kinda pushy and they ask me for an immediate response so i said i was interrested, they convinced the landlord which was reluctant at first (the real estare manage the property for him, so they have leverage). I submitted to them a dozen appartements, but got rejected for all of them because no japanese. So i focused on the two they assured me it would be okay(also , i have a reduction for the agent fees). I currently live in a monthly 16m/sq so i would be happy to move to somewhere more confortable.
What do you think about it? am i getting reapped of?
The appartement is small but the layout is good, he has real double layer windows. Sound insulation seems good ( train line is a few meter, not a sound heard from inside). A real shutter for the bedroom (metal ). Nice bathroom, with all the cool stuff (everything automatic, dryer for clothes…). For a reason two aircons. So they also assured me the thermal insulation would save me some bucks (that is were i regret my country, thermal insulation performance are mandatory to be verified by an agent and provided by the landlord)
The place is convenient3 hops from the station. I have every store from walking distance. The neighbordhood seems calm, and i can walk to the tama river. Also, 10 min from my workplace,
Also did someone manage to wave some fees ? notably key locker and pest control, i don't see the need for a new appartement … here are the fees, except the guarantor is 50000 + 2% every month.
