Advice on whether to decide on accommodation only after I reach Japan

I'm intending to be in Tokyo for a year starting Sep 2024, and am looking at some furnished apartments for rental (from hmlet and oakhouse, thanks to the housing guide here- also open for other suggestions).

While they look good in pictures, my preference is to view the apartment in person first, so I can have sense of the area (streets, supermarkets), and if the apartment has any funky smells..

I'm concerned that if I wait until I'm in Tokyo, the units I'm shortlisting will be taken up. I also read here that most short term renters take weeks or months to settle their accomodation. I hope to settle it within 1-2 weeks.

Would it be better just to decide from what I can see online? Appreciate any advice.
