Thoughts on getting an apartment in Kita-ku with student budget of 70k max/month

I recently moved to Tokyo to study at the University of Tokyo's Hongo campus, and I'm now looking for my own place with a budget of up to 70k yen per month, including the maintenance fee. Ideally, I'm looking for a larger space (over 20 m², preferably at least 25 m²). I'm fine with commuting for up to an hour each way, and I’d like to be within a 10-minute walk of a train station.

Currently, I'm considering Kita-ku, especially along the Namboku line from Nishigahara Station to Akabane. I picked Kita-ku because I can commute to school without any transfers, and it seems like I could find some good options within my budget that meet my needs.

However, I would love to hear your thoughts on Kita-ku in general—how is the area? Are there any interesting spots nearby? Do you have experience with any local agencies? I really appreciate any advice or thoughts you might have.

I've also scheduled a visit to a housing agent's office (Minimini) for places in Kita-ku, so any general advice on apartment hunting would be greatly appreciated.

Additionally, I've heard that the areas around Kita-Senju, Ayase, and Yanesen are popular among students. If you have any insights into how these areas compare to Kita-ku or suggestions for other places I should consider, I'd love to hear them.
