GTN and 家賃保証会社 is the most predatory bull I have dealt with in Japan yet.

I just recently moved to Tokyo from a different town, and for the first time in my life I am paying for someone else’s benefit.

The entire ordeal makes absolutely no sense to me. I am paying this company to prove that I can afford to pay rent? I am paying close to 100,000 upfront when signing a rental lease, and every month after I have to pay them a couple of thousand, just to make sure the landlord gets their money in case I terminate my lease?

It is a lose-lose situation for the renter, how can we get this bullcrap out of the existing 賃貸 structure? Do Japanese people pay for 家賃保証会社 as well? How much do they pay?

Edit:For context, I have paid for 家賃保証 before, and it was like 10000 for a year, my previous rent was 70000 a month. Now my rent in Tokyo is 160000 and they charged me the numbers above, I shopped around and they said this is industry standard. Incredibly predatory to renters with no choice.

  1. Most real estate want you to use those guarantor companies upon signing the contract, but you can have someone else act as guarantor after that and stop paying the 10,000 fee every year.

    I never paid more than 10,000 per year to a guarantor company.

  2. Same thought. I also wonder if I still need to pay when I extend contract 2 years after. It looks non-sense because I have rented the place for 2 years and they still don’t trust me.
