Changing recessed down lights in a rented apartment?

Hi, I recently (6w ago) moved to this apartment in Takatsu, Kawasaki. It's a 3 minute walk from the Kanagawa cycling path and lets me get to work via bike in 15 mins. The apartment unit is great actually; the building itself isn't more than 3 yrs old but (and I recognize this is a very first world problem) I've been wanting to change the pre-installed down lights to Hue or something like this and install motion sensors to control them. I know nothing about electrical work, but I am considering asking the building management to send a professional to come over and replace the pre-installed down lights (5 total – 3 in the kitchen, 1 in the toilet, 1 in the laundry room–which I'll buy myself and I expect I'll have to pay some labour fee). My contract says nothing about this being forbidden, only that I can't drill into the ceiling or walls, but nothing implies I can't ask for it either. However I'm concerned if by doing this I'm setting myself up for more trouble later e.g., when I eventually move out…which I don't expect I'll do for at least 2 years, I really do love this unit and neighborhood. My entire apartment building (and others around) is managed by Daiwa Living, and I'm with a 3rd party guarantor company, if that happens to be relevant. If anyone's had a similar situation any info re: how they handled it would be appreciated, thanks!
