Can a landlord forbid registering as a resident?

Hey all!

I’m about to move to Japan next week, and wanted to rent a temporary (serviced) apartment while I’m looking for a permanent place.

I’ve read online that the best way to do it is to register as a resident at an airbnb, use that to set up a bank account, and then search for a permanent place with an agency.

However, I just noticed that I have the following clause in the temporary apartment rental contract: „[Landlord] shall lease the property to [renter] for residential purposes, and [renter] agrees not to register as a resident at this property.”

Is this allowed, and therefore legally binding?

What do you recommend to do in this situation?
