I have a final check and move out procedure with my landlord in a few days. Any recommendations on what I should do beforehand?

After about 4 long years in Japan, I’m returning to America in about a week 🥲. This is my first time having my own apartment, I’m used to living with other people and not even being on the lease (I do pay my fair share!).

Anyway, I have an appointment with my landlord in a few days where they will be looking for damages/problems and I will then hand them the keys, ending the contract. This contract does not have a security deposit so I’m not going to lie, I’m quite worried.

I took a good amount of pictures of the overall interior of the apartment before moving in. I have some pictures of minuscule scratches on the floor/wall, and some discoloration here and there. I gave my landlord a form describing these prior damages on the first day I moved in.

I’ve been in this apartment for about 1 year and a half. And maybe I have one or two dings/scratches on the floor but not noticeable unless you look real carefully. I have one problem where I scratched the kitchen floor (half a centimeter if that) and some of the flooring peeled off but I pushed it in so it’s not THAT noticeable. I tried using those flooring crayons at daiso but it made it look even worse, so I cleaned that off and just left it as is, pushed in as far I can put it.

So anyone have any recommendations what I should do? I’m scared they are going to overcharge me for the half centimeter scratch on the floor or straight up scam me. If they try to scam me, I don’t want to pay as I’m returning to America a few days after, but at the same time I don’t want to break any laws or be put on a blacklist for when(if?) I come back…

Any tips would be greatly appreciated!

  1. First of all, what does your contract say about cleaning fees / damages for when you leave? Based on what your wrote, it sounds like it’s an open book and your landlord can make something up based on what he feels.

    Usually normal wear and tear shouldn’t be charged to you. And there are lots of people being scammed about that.
