Can landlords charge me extra despite the fact that I already signed the moving out papers that shows all of the expenses incurred by damages/cleaning

After I signed the 退去時精算書 (bill showing everything I owe and any damages or cleaning fees incurred) They can’t decide to charge me more like a week later right?

For example, if there were some damage on the floor that isn’t fully considered to be wear and tear, and the landlord didn’t notice it during the checkup. Can they potentially charge me for that despite knowing that I’ve already signed a paper stating that there is no damage done to the floor? In other words, can they send me another bill on top of this already signed and confirmed one later on?

As stated in my prior post, this damage to the floor is half a centimeter, if that. And the damage is the peeling of the wooden flooring which I was able to push down but you can still see the damage only if you look very carefully down at the floor.

I have taken a video and over 30 pictures 20 minutes prior to the landlord coming to my apartment and emailed them to myself as well.

By the way, with all said and done because I cleaned the apartment so well, I was only charged 5,000 yen for “special cleaning”. Charged 0 yen for any damages. This I totally accept, and I feel actually lucky about it. I’m just worried that I may be charged extra once they find that knick on the floor I left. To note, I didn’t pay a security deposit to rent this place that’s why I was extra extra careful when living here.

  1. They can try. You can also say no. And I am also willing to bet that they will have an overwhelmingly difficult time suing you again after you got an itemized bill for move out fees that you signed and paid already.
