Is 141k too expensive for a good location in Tokyo and with everything included?

I am a newcomer and I don’t know how long I will live in Tokyo, apart from at least a year. So while looking for an apartment to rent, I found this place with already everything included, but I wanted to know your opinion about its price, whether it’s reasonable enough or perhaps too expensive given the market.

Conditions:

* 141k JPY, 25m2, 1R with balcony at 3rd Floor
* Really recent building, 2020
* Location: 8min of walk from train/subway station and 30min of commute to Shinjuku, Shibuya
* Includes everything: Appliances, furniture(stove, shelf, bed, matress), utilities (with wifi), …
* Doesn’t charge for: guarantor fee, key money, agency fee, maintenance fee, lock exchange fee, fire insurance and contract renewal fee.
* The fees are only rent 141k, cleaning fee 55k and admission fee 16k
* Contract is 1 year

  1. Really depends on the location. 30 minutes to Shinjuku/Shibuya leaves many places. I can see the place I used to rent in Shibuya which is the same size as you list for 95k, it’s walkable to Shinjuku and quick bus to Shibuya.

  2. It’s hard to say. In general 141K for that size is considerably above average. Also, you don’t mention the station. If you are 30 mins west of Shinjuku, outside the Yamanote circle, again it is expensive (unless you are in like Seijio Gakuen or something).

    Is this a serviced apartment or a weekly mansion? In that case, it’s more reasonable.

  3. Yes, it’s expensive. Most apartments come with everything except a washing machine and furniture like beds but you could buy that for cheap. The only hassle is when you leave. You could get near double the square meter for that price. Even if you pay key money plus realtor fee, you could pay less than that for 25m2. But I guess if you buy nice furniture then you would come out about the same.

  4. 141k as a nominal amount is not too expensive at all for Tokyo, but for a 25 sqm 1R that is pretty terrible. Getting a furnished apartment is not really worth the insane markup here.

It may be that you’re just paying what you would normally pay but all the bullshit initial fees have been sort of folded into the monthly rent instead, but without knowing what station it is and therefore what your alternatives would be (ie if and how much you’re getting ripped off), it’s hard to tell.

    Having said that, for 141,000 (depending on the location) you most likely could get a much larger (but still relatively new, probably not brand new) apartment elsewhere in central-ish Tokyo.

  6. It sounds expensive, I’m living 35 min from Shibuya ( walking to station included ), around 60m2 and 103k. I wouldn’t worry too much about furniture/appliances they are used right ? So it’s ok to grab 2nd hand really cheap as well. You can go outside of Tokyo and still close to a station to travel fast. Good luck with house hunting 👍🏻

  7. You can get something much bigger for that price closer to shinjuku/shibuya, mine is 90k yen for 32m2, 15 min walk to station but 8mins to Shinjuku and it was new when I got it. Utilities are usually around 10k total.
