If you have a local bank account and you’re sending it to their bank account, why not just do a normal bank transfer? It’s probably more straight forward than going through Wise.
every domestic account is in katakana. do you have access to some other online banking? you can do a “name verified” transfer up to the moment where it’s actually sent, and you can see the payee name for the account you enter. this way you can make sure you’re sending to correct person. copy that name exactly. you can also verify this at your banks ATM, just don’t actually press go on the transfer.

I don’t think Wise allows same currency or same country transfer. You can deposit money on your landlord’s preferred bank ATM without an account if you don’t have a japanese bank account. Just ask for help from the standby person.
