How can I make income with an office that I don’t currently use?

Howdy folks.

My partner currently has a photography studio in the center of a major city here in Japan. The problem is, in the morning she rarely ever gets customers, so we are trying to think of alternative ways that we can use this space to make some extra money.

We’ve already thought of a few ideas, but I would really appreciate it if any of you guys could come up with any alternative ways to use this space. Just to add, her “space” includes a professional camera, lighting set up and back screens, just in case that might be of use to any ulterior business propositions.
