Girlfriend temporarily moving in

Hi,

So I have a strange temporary situation that I hope someone can shed some light on. My girlfriend (Japanese) and I will be looking for an apartment together early next year. However her contract is up in December and she doesn’t want to renew it. We decided to have her move in with me for a few months until we start apartment hunting.

She will change her place of residence at the ward office to my address. My question is do we need to update the landlord/real estate agency? There is nothing in the contract which would require to pay more money living with another person, however we’d have to make a change the contract to include another resident which costs 50 000 yen. We’d obviously rather not pay this since it is just for a short time.

If we don’t say anything I don’t think anyone would ever find out (the building is quite a large tower mansion and no one would really notice in that sense). Does the ward office communicate with the landlord or real estate agency in anyway? If they did find out would they force us to move out immediately or make us pay a fine?

Just looking for some guidance here.

    No.

    They can’t evict you immediately, but they could start the process to.

  4. I’ve done this before, but unlike you the thought of telling the landlord hadn’t even occurred to me. It wasn’t a problem, the landlord never found out (that I know of).

Ik this is not the best legal advice but my last apartment the Realtor themselves said that putting my name as secondary as a foreigner would probably deny us during the initial examination process. We only had a couple of weeks to decide so we did that and we stayed for 2 years on my GFs (japanese) contract.

    Before moving to this current apartment we were searching for 1000s of apartments and finally found the perfectish apartment (current one) for us, the current real estate place made us put both our names but you usually have to write just your name and DOB (as a dependent). After a few days the landlord wants to know my nationality and job which was fucked up as my GFS the one who is signing the contract by herself and after giving the details the landlord just straight up raises penalty fees (leaving earlier than contract) on us by 1-2months which definitely put a sour taste but the apartment was just worth it.

  6. I had this same case earlier this year except that my now wife didn’t even change the city office records. She lived in my apartment for 8 months and we didn’t tell the landlord (since my contract specifically mentions that only 1 person can live in the apartment). We moved to our own house last month without the landlord ever finding out about her (to my knowledge).
