My building has been bought by a new owner a month ago and he is kicking us all out.

Wow, I’m just shook.
It is my first apartment ever so I have no idea about anything at all.
The new owner called me today and I finally came home, he brought me to an empty apartment one level bellow mine, sat me down, explained to me in simple Japanese that he wants to get rid off the whole building.
He gave me 200 000 yen cash, made me sign a contract promising me triple as long as I move out March 31st plus cancelled my rent for the next 4 months. I don’t know anything but it looks like he was kind of begging me… to avoid some legal issues perhaps…??

So I guess moving out may not be a problem money wise…. but visa wise… my visa student will end in October of next year. I can renew it to search for work for 6 more months I believe, if I graduate (which should be of no issue). Unless I find work by October (starting to search…).
Do you think I’ll manage to find a new apartment easily considering my visa ? Or should I go back to a sharehouse (don’t want to).

I’m a student with a scholarship + a part time job, my monthly income is low average.
I really really loved living here and they didn’t check for my income proof (which was unequal) before moving in.

Did it ever happen to anyone here ? Please share your experience or any tips….

  1. Legally, tenants are protected in Japan and you don’t really have to move out if you have a regular lease. (A fixed term lease is another matter). But on the other hand, you are also the benefit of a major windfall if you do consent to move out. Sounds like you already signed something anyway, so you lost your chance
    to test the law and fight to stay.

    I am an agent and typically the length of your remaining visa is not important. It is assumed your visa will be renewed. It will be hard to find a new place with your income but with the windfall you can afford the high initial costs of a new apartment, and that will open doors.

  2. If you can find a cheap 1k that’s like 4 or 5 man a month, and sign a 6-month contract, you may be able to use the money you’ll get out of this to have enough for the entire rental term there.
