Not really looking for advice here as it seems we can cancel and get our money back before our move in date, but I’m interested in similar stories.
We applied and got accepted for a ~70m2 2LDK managed by 大東建託 at the end of the 2022.
We hadn’t viewed it in person until today, but it was built in May 2022, had a great layout (not much around here like this), in a great location and the pictures looked good. We were also told we can cancel and get most of our money back if we didn’t like it on viewing.
We viewed it today for getting measurements before cleaning/repairs and wow it was a shock how much it had been destroyed already.
Essentially a dog had bitten chunks out of a wall, been bathed in the kitchen sink (it was scratched to shit, absolutely disgusting), there were deep scratches on the stairs and there were a lot of signs that indicated they didn’t clean the place at all.
We are going back in a week (post cleaning) to make a final decision – but I’m kind of shocked how bad of a tenant they were.

Yes, by the same company. One apartment was just super dirty and dusty, the other had holes and stains on the walls, broken cupboards, LOTS of crayon marks/lines from kids, etc. We weren’t too bothered by the state they were in either and definitely felt better about how we left our previous apartments.
I have but didn’t take the flat.
I also moved in 2 different flats which I had never seen before the move in date, and both were in brand new condition.
I wouldn’t expect anything else for you, as they can easily replace all damaged beyond cleaning/repair parts. Flats are most of the time equipped with cheap sink/furniture/door which are mass produced.
I once saw an apartment I think on the day after it was first listed. In fact, I think it was the first time the estate agent actually saw the place too.
It was a hellhole. Damaged flooring, damaged walls and doors, ripped up tatami, mold everywhere, spider webs everywhere. Just to the point where I can’t imagine a person was living there up til recently. I of course declined it anyway but then I noticed a day or two later that the listing was completely removed.
I assumed the management company (same company as the agent) noted it needed… repairs, and removed the listing to allow for this. Sure enough, a few months later I checked the place again out of curiosity and the room had indeed been reposted after a total reform. The rental price was like 15K higher than before too.
I really wish I took pictures or video of it at the time. It was actually pretty shocking.
We went to see a place and it was a disaster. Torn up tatami, broken sliding doors, wallpaper torn up or covered in crayons/marker and the kitchen looked like it had seen a grease fire or two (literally black all around the range, splashback and on the counter).
They showed us a different unit that was already taken but still empty so we could see what the apartment would look like after repairs. Looked nice! Ok, we made an appointment for a two months later to see the unit again and do the paperwork.
We show up to the appointment ( just a couple weeks out from when we wanted to move in) and boy the agent’s face when he opened that door to…the same disaster unit. It had been given a whore’s bath but the damage was still there and it looked nothing like the sample unit we’d been shown.
*Oh so sorry must be a mix up whoopsies but here pay the deposit and sign the paperwork and we pinkie swear the reform will *really* be done before move in.*
Haha, no…..no. We went with a different company and building which turned out good for us. We sometimes passed the other building and only a couple years later saw it had been torn down.
