Century21

I saw an advertisement for house for sale, any experience with century21 as your fudousan for buying a house?

Does it matter which fudousan you approach when buying a house if the same property is advertised in multiple different fudousan?

Any recommendations? Thanks guys.

  1. The bigger real estate agencies will have access to more listings but some are tailored to normal people, students, rich people, etc.

    I used to work for an accounting firm that does tax returns for individual overseas landlord and many of them uses c21. The other bigger consumer firms will be tokyu housing, jll, kinoshita, etc.

  2. Yes it matters, I got my house through mitsui fudosan and they helped with everything from applying to the loan to finding a property that I like where im the first to bid on. Big fudosans have connections with people working in banks and are very professional with setting up the buyout if youre purchasing an old house, and alot of benefits/insurances/discounts if you are purchasing a new house.

  3. Although it is an American brand, Century 21 does not hesitate to represent landlords who refuse to rent properties to foreigners.

    Also, if you want to buy a property they are selling for a client, but use another real estate agency as a buyer’s agent (for extra due diligence), they will jerk you around for a few weeks, postponing your chance at a viewing until they have a potential buyer. Then they will invite you to view the property during the same time their potential buyer comes to view it, setting up the double booked viewing in order to pressure their client to buy at full price.

  5. I went through them, no complaints really. But, to be fair, I think that’s probably branch or even agent-specific.

  6. I recently took a tour of a street and model house that was being developed by Century 21 near by our property. Century21s are all franchises, I believe. Usually they will have the big Century21 logo and below it the name of the actual real estate firm. So this probably means your experience will differ vastly from store to store. The guy who gave us the tour told us his C21 specialized in buying land and developing private lots but others, especially in big cities, are more rental focused.

  7. I saw a listing from Century 21 but used the fudousan I was with at the time to buy the listing.
