Bargaining on the discount of a used house

Trying to find new house near my desired area but not much choices, and I now found some quite new (within 5yr old) house, one of the case is: The house owner already left Japan but leaving their friends here to look after with, the earliest handover will be after August, not sure if this can be a bargaining factor? The agent asked me to offer but I don’t know if offering a 10% cut on the price would be too much? For those who bought used home, any bargaining strategy?

  1. If you’ve looked enough, then you should know what it’s worth–to you. And, when you make an offer, maybe let it be known that that price, while the most comfortable for you, still has some wiggle room, so the seller can come back with a counter offer if they want.

Factor in how long it’s been on the market, the kind of work you need to have done (reforming the kitchen, or other rooms, etc).
