Pros/cons of apartment overlooking the ocean?

Searching for a new rental apartment. Saw some units with beautiful ocean views. But wondering about any downsides. Increased humidity? Strong winds blowing away my laundry? Salty air causing rust? Bad smells? I’d like to know about daily life pros and cons please. Thank you.

  1. If it is just a rental, the cons are probably limited to flood and tsunami risk or liquifaction. The place may or may not be overpriced because of the view. The balcony may or may not be super useful.

    Buying is a different story.

  2. Salt ruins everything and my apartment is full of sand which is unavoidable as it comes in from the air.

  3. I lived facing the sea in Ishigaki. For a renter, the only disadvantages I can think of are:

    1) Had to hose down the ac fan units after every typhoon to remove salt

    3) Typhoons/Salt in the air will take its toll on your car or bike

    If its not a typhoon/tsunami prone area, I’d say the advantages outweigh the disadvantages.

  4. If you want to have plants on the balcony the salt spray will screw probably screw with them.

    Also Japanese apartments are rarely designed to allow pleasant enjoyment of views even where the place has one. So you might have a place with a great view, but a balcony that is too cramped to enjoy it, windows with pebbled glass that prevents you from seeing out them, etc. These might make the view “not worth it” if there are better apartments that don’t have the view available.

  5. I love these kinds of insane questions without giving away any kind of info on where you’re at. Big city, rural, island, this shit changes the end advice required a lot.

  6. Ocean salt ruins building, Japan has a lot of earthquakes and the coast is the most dangerous area for earthquake damage, flooding, tsunami. If it’s an apartment it’s not worth it. If it’s a house, get great insurance.
