About unlisted new house, want advice

Today I was walking on street and there was a property agency holding leaflets about “未公開物件”, as I am looking at Suumo these days I believe it’s really not on website yet (I don’t even see that house information on their company website yet).

And the agent told us it’s just a piece of land and only sample house can be shown to us, while from LINE message (since I have an appointment I didn’t stay there to talk to him, instead just talking on LINE after rushing on train), and he already wanted to discuss about house loans in their office, is there any problem with it? Anyone has experience or know more about why they don’t list it on web?

  1. They probably will list it eventually, but that does cost money. Recently a redeveloped piece that I pass on the way to the station was listed. It was now going to be about 16 house lots. By the time it got on Suumo or AtHomes, only about six lots were left.

  2. The whole unlisted property (未公開物件) phenomenon is just a kind of mystification of the buying process. Some buyers are excited by the secretive aspect of this and think they are getting a deal. But if the property is eventually listed you can see it side by side with other similar properties and it might not survive the comparison.

    The real reason some companies like to withhold properties from the public marketplace for a while before listing them it that they have poor customer service. The only way they can find buyers is not by being trustworthy and informative, but by hoarding properties. “Only we have this property so you have to work with us!”
