Is a refundable security deposit actually refundable?

Sorry if this was asked in another post but has anyone rented an apartment or sharehouse from modernlivingjapan?

I’m supposed to fly to Japan in April but I still haven’t arranged accomodations yet. I plan on renting a room at a sharehouse for 1 month while I look for an apartment to rent with my friend, who is also flying with me and attending the same language school.

Movingtojapan offers short term leases with (seemingly) not many initial fees, which would be ideal since I’m on a tight budget. The website only lists a room restoration fee (around 5000 yen) and a refundable security deposit which is the same amount as the monthly rent. I wouldn’t mind paying that fee if it is indeed refundable, since I only plan on staying there for a month, but if they end up keeping it I’d rather look for another sharehouse with lower fees.

When I lived in a student dorm for a year in Japan back in 2020 I received the full amount of the deposit fee after my lease. The dorm gave me back my money because I took good care of the room. However I’m not so sure I can trust a random sharehouse to do the same this time.

Tldr: Do sharehouses typically keep their refundable security deposits? Does anyone have any experience renting with modernlivingjapan?
