I’m not talking about passing the 宅地建物取引士 test, but wanted to know how to just get into the world of being an expat facing agent. I speak English, Italian and Japanese (JLPT N1/BJT J2) and was wondering if it’s super hard to get into. I’m currently a digital marketer, and I’m aware that the salary might be a lot lower for real estate agents but since I’m super interested in it, I’ve checked 転職 sites but I was wondering if it would be more effective to directly reach out to real estate companies.
Would love to hear your thoughts/experience in this field.

My feeling is the only way to really make any money with this is to start your own agency.
I’m not sure if you can legally operate without the test. Only eligible agents are able to proceed the contacts.
As for the regular way, I know agency called KEN which is aiming rich Japanese and expats so entering such company might be another option.
Would never do it again. Customers are unrealistic with their needs, and the pay is way too low to care. Even if you’re working on commission, you won’t have enough customers for it to make sense. I saw some job posts recently offering 180,000 a month and no commission for full time work.
I looked into doing this and starting a business with my boyfriend as he holds a realtor license. It seems like it’s fine speaking English to show tenants around and find properties for them, but I think you need to hold a license for the contract explanation and signing part. Or at least have a license holder present? So you can be like a translator.
So basically, even partnering with a realtor doesn’t divide the work very equally as the license holder still has to do/be present for the bulk of the work.
So I imagine that’s why the salary for the job is so low as others have said. You’re literally just showing people around and then the paperwork has to be done by someone else who is bilingual. Ultimately it didn’t seem worth it tbh.
(I didn’t look into it that deeply so I I could be misunderstanding some things, sorry!)
