I’m writing you about a situation that happened to me. I currently leave in Japan and I’m staying in an apartment with a fixed term contract. I planned to move out from the apartment at the end of my contract which is in few days.But they are only now sending me an email telling me that I can only move out one month after I have to fill out a form. They never mentioned it to me before and it’s not even written explicitly on the contract. So basically they want to me to pay for next month rent even thought my contract is ending. But isn’t illegal for them ask rent after the end of the contract? It looks like they are clearly to take advantage of me. But what do you think?Had anyone have this experience in Japan before? What would you do in my case?

You’re not really clear here on who you are renting from. Is it the employer or a third party?
Assumed renewal unless notice is given isn’t an uncommon thing for landlords to do.
Are you sure your contract doesn’t automatically renew? That isn’t uncommon in Japan, including mobile phone contracts etc. If it is auto renewing it will say that in the contract and you would have been told about it when you signed.
Actually it doesn’t look like they are trying to take advantage of you. Automatically renewing contracts are normal here, but usually they mail you that they are expecting to renew the contract in advance and you have to sign a new contract in some cases.
I may be wrong about this but you don’t have to stay. What will they do if you move and don’t pay? The worst they could do is deduct the extra month from your deposit. This is just my opinion so again, I could be wrong.
Sounds like a normal auto-renew contract. Very normal. Did you inform them of your intention to leave at the end of your lease? Doesn’t sound like it.
Rental contracts generally auto-renew, and rental contracts almost always have at least a one-month notice period before moving out.
If this is a fixed-term contract (定期借家契約), you are *still required to give notification* of intent to end the contract (終了通知).

Let me help you out. You’re not in fact staying in a fixed term contract situation. You’re staying in a renewing lease every X years. You really should read and understand the terms of the contract and how they work where you’re living. For instance in Germany where I lived you had to notify them 90 days from the 1st day of the month you were moving.
It might be worth posting a redacted copy of the contract so someone can review it and offer some guidance.
Yo. Fuck all these people going on about auto renewal shirt. I left my first apartment because it had black mold and was disgusting. Also had the worst tasting tap water I’ve ever experienced. My realtor said I had to stay for 4 months before we could get a new place. We said nah fuck you left the keys on the counter and left. Never heard from them again.

Most share house companies are auto renew contracts, but since you keep saying that it’s not then I’ll take your word for it.
They did sent you documents to renew… rather than ignoring it, It wouldn’t have hurt to let the landlord/share house company know your intentions to leave a month (in my share house case, at least 2 weeks) beforehand. Whether it’s auto renew or not. It’s simply decency.
Share house companies should have explained thoroughly about moving out procedures when you sign the contract. Either you misunderstood things, you forgot, or the house manager sucks 🤷♀️
