Renting: ‘advanced application’ cancellation and future rejection of rooms is same building

Hi, everyone,

There is a building that I really, really want to live in and a room has opened up, but I’m not totally sure if the room will suit me without viewing it first (I’ve scoped out the different kinds of room in the building, there are some that would be perfect for me, this falls into the category of ‘might work but not sure’).

My estate agent has advised that I do an advanced application before viewing (先行申し込み)which would give us priority when the current tennant leaves and the room opens up for viewing, as there are no cancellation fees etc. associated with this. However, I’m worreid that if I view and end up cancelling that room, if a better room in the same building opens up I will be rejected as a candidate in the future due to cancelling previously.

Has anyone got any experience with this?

  1. Can you check if you can get in through another agent without the “advanced application” bs?
