Moving out fees estimate

I’m moving out of my current apartment, but I have 4 corners on my walls that have been scratched from my cats (cats were allowed). Also some spots in the squishy vinyl floor that the cats left a few holes in.

I paid around 130,000 in a deposit.

How much should I expect to pay out of pocket?

  1. Did you pay the cleaning fee when you moved in? If not, expect that too. Average is about ¥750-¥900 per m2.

  2. Typically anything that isn’t considered normal wear and tear is on you.

    They might want to replace some of the cushion floor (I believe that’s what you mean by squishy stuff) if they cannot patch it, and they may want to redo some of the wallpaper your cats damaged, which should come out of the 130k you paid as a security deposit.

    Presumably you paid more than the regular deposit because you have pets. If you have paid a cleaning fee already then I cannot see how it would cost anywhere near 130k to make those repairs. You should get most of it back.

    Trick is to have taken lots of photos (and have sent them to the landlord/managers) at the start of your tenancy so that there’s no confusion/ambiguity about what was/wasn’t damaged when you moved in (too late now if you haven’t though).

    If they somehow say they want a lot (ie most or all of your deposit + extra) then you should get an itemised bill from them because they’re most likely taking you for a ride.

  3. It will depends a lot on how long have you been living there. Some parts of a house are supposed to degrade on time or normal use. It will also depend on your contract and all. Best is to ask the managing company about how much can you expect. If you think its too expensive, go ask the city hall for a consultation with a free lawyer. You get to ask a lawyer for 30 minutes for free on any civil issue you could have and they will advice you on if its fair or not.

  4. 130,000 in deposit?
    I would expect between 10k ~ 30k…
    They gonna charge you the cleaning fee which is around 40k ~ 50k + damage… and some other bs they will say to return you the least money possible. They might even ask you to wire more money if they find that 130k is not enough.

  5. Did you pay a pet deposit and if you did are you sure it’s even refundable?

  6. When you pay any kind of “deposit” in Japan, assume you will get very little, if any, back.
