Recommendations for home maker or architect/construction companies in Hyogo

I’m looking to build a 60-70 tsubo house around Kobe. I talked to some of the bigger companies (sekiseui, mitsui, toyota) and their prices were ridiculous. I went to the house staging area in Saitama to see the houses and they were all over 1å„„ yen. I’m aware the houses there are to show off and not a normal house they build, but they told me I would still be paying around 8000万 yen minimum for the size I want. Does anyone have any recommendations for companies or architects/construction companies they used in the Hyogo/Osaka area?

  1. I hear Tama Home is one of the cheaper big names. Ichijo also seems to have a good rep among people on this subreddit. I’m not a homeowner so I don’t know personally, just offering some names.

  2. 60 tsubo for the *land* or *house*? If latter then yes that would be considered a very large house for Japan. Also price of land depends upon area. Getting land large enough for your needs in the city/suburbs will command a premium!

  3. We went to see Tama home and they quoted 4000万 for a decent looking 110sqm home. Land values in Kobe vary widely depending on the area. Prices of land are also on the rise again. Higashinadaku is gonna be nearly twice the price of Nishi ku

  4. Why on earth are you buying new?

    I got a massive house on an acre of land for 1300man.

    There are loads of good deals to be found buying a used house.

  5. That sounds a bit much. I paid 1.1M per tsubo but mine is passivhaus level insulation and imported windows, totally custom house.

    My architect said that the usual Tokyo price is 700-800k per tsubo for the usual reasonable quality.
