Has rents jumped up so much near Futakotamagawa or is agent trying to squeeze me for money?

I’ve been living in 10-15 minutes walking distance to Futakotamagawa station (Tokyo/Setagaya) for 5 years just few years ago. I’ve been paying 13万円 for 2LDK around 60m2. I’ve lost the touch with the market for some 3 years but I’d like to move in the same area.

I’ve changed company and looking through company’s recommended agency. They give me prices around 26万円 for 3LDK 70m2.

Granted, it is **1 more bedroom** I’m looking for. And **we have a cat**, which we didn’t have before. But come on – twice as much? And they say there’s nothing around cheaper than that.

Does anyone have the picture of current prices around Futakotamagawa? Or common practices of agents?

  1. 13万for that size and distance is pretty sweet. I’m moving into UR and 55m 2DK will run me ~185k all in.

  2. Also, age and quality of building have big impact in Japan.
    If you go to old building , it can be much cheaper

  3. You can look for yourself on Lifull Homes, Suumo, athome, mini mini, Sumaity, Rakuten Real Estate and many other services.

  4. 13万 for a 2LDK is very cheap for the area. So your difference is going to be bigger than if you were paying the average.

    Now you’re adding a room, 10 sqm, and a cat, so yeah the price goes up.

    You could probably find cheaper, but because of the cat, you’re left with far fewer choices. So if you want cheaper, you’d have to wait, or increase the search area to other stations.

    Normal for a 3LDK should probably be around 18-19万 at least, but there might not be any available cat friendly apartments in that range. A quick look on Suumo only shows one location that is 23万 plus 1万 management fee. So 26万 is not far off.

  6. So you mentioned the cat, so here’s my experience:

    As a single person renting a bunch of 1ks my rent was always 8-9.5万 (Nakano/Nerima) for apartments that allow pets when it’s easy to find similarly sized and quality apartments for 1-2万 less per month that don’t allow pets. Now that my bf and I are looking at a place to live together, the prices are about 4-5万/month more for a place that allows pets. (Like 12万vs17万 or so) A chunk of your increase probably IS the cat.

  7. I live out west of the 23ku like an hour from Tokyo station. We have a 43sqm 2ldk + loft house with parking space and pay 14man. I lived in Suginamiku near a station and paid 11man for a 34sqm 1DK. I think you got a super good deal originally.

  8. 130,000 for a 60m2 2LDK in that area is CRAZY good… I can only assume it’s an older building, otherwise you got a miracle place. A couple weeks ago, I checked multiple areas on Suumo for a 50-70m2 new/recent building and the average price was something like 260,000JPY/mo. At this point, it basically makes more sense to buy.

    I should add that someone i know who works at Suumo and bought a place in Meguro about 3 years ago told me that in the time since, prices in Tokyo have gone up something like 15% iirc. Shit’s crazy

  9. I was looking at places in Setagaya last year (also with a cat) and that seems about right. If you’re looking for something newer then most 2LDKs are more than 20万円 . So that seems about right for a 3LDK. The further you live from the station and the older the place the cheaper it will be, but sometimes older places mean tatami and shoji doors which make then less cat friendly. One realtor told me that due to covid people were looking for bigger places to work from home, so the availability of bigger spaces has decreased and costs gone up.

  11. That rent I’d crazy expensive for my blood. But I live in Osaka, 30 minutes from Umeda with 6.7 man rent 47sqm 2dk. Best of luck to y’all tokyoites

  12. I pay 12.5 p/m for a 30-something m2 1LDK, inbetween futako/jiyugaoka/komazawa park.

    It was brand new when I moved in 4 years ago.

    The price has gone up for new movers in now, but what you are saying is crazy cheap from my experience, even 5 years ago.

    Are you across the river in kanagawa or in tokyo? Either way, it seems cheap, but still…

  13. I used to live in yoga like 2 mins walk from the station, no key money or such. It was good and decent price. And I loved the area. Very convenient, everything within walking distance. Agent was very good and could speak English.

  14. That area certainly changed with prices after Rakuten headquartered over there. I would assume this impacted your rent price.

  16. I love how both OP and top replies ignore the actual age of the property.

    OP could have a 40 year old 2LDK and buy one next door that is new and the rent could change by 10man.

    What age properities are you searching for? Of course they can be expensive or similarly priced.

  17. I think prices went up a tiny bit but as others said, your previous rent seems to be crazy low for the area. 25-26万 for a good spot in that area sounds reasonable for a 3LDK.

  18. You just had a very good deal before. 26万円 for 3LDK 70m2, 10-15 min from station, a bit oldish and in Futakotamagawa sounds average to me.

  19. I lived in Futako-shinchi (another side of Tama river) 6 years ago. 6.6万円 plus 3千円 management fee for 1K 21.6m2 (9 min walk to station). Don’t forget the express train doesn’t stop at Futako-shinchi station. I think it is very cheap for your previous place.

  20. I pay 19万円 here in Mizonokuchi, 85sqm, 2ldk and we got a cat.

    26万円 sounds a bit pricey, ngl, especially if its 10 to 15min away

  21. 130k for a 2LDK in Futakotamagawa? Is it condemned? That is dummy cheap for that neighborhood.

  22. We payed 13万 for a 1DK (5th floor, mansion) about 10 min from the station a few years ago.

    So yeah, you got lucky with the old place.

  23. Not familiar with the exact prices but i believe futako shinchi ( other side of the river ) is supposed to be significantly cheaper then futakotamagawa and should still be like 15 minutes from the futako tamagawa station walking ( or 1 stop on the train). I lived there 3 years ago.

  24. Just accross the river, there’s Kawasaki. Prices should be cheaper and still close enough to the buzz of Futako-Tamagawa.

  25. If your pet is a cat, it’s cheaper to just look for normal apartments. There’s no way for them to find out you actually have a cat. And even if it does scratch the walls a bit, its still easier to fix by yourself.

    Pet allowed places charge higher rent and deposits.
