Scouting for real estate in Shibuya

I’m looking to purchase a bar in Shibuya with some friends of mine. I have a lot of experience with craft cocktails in the states and think I could translate some of that here. However Im struggling to connect with real estate agents to get an idea of what kind of capital we’ll need for something like this. My Japanese isn’t the best, and I’m not from here so I feel limited.

I plan on walking around some neighborhoods in the area and dialing up any agencies that have property advertised, but I feel like this is probably not efficient. Would someone be willing to talk with me further about how to proceed / any general advice on something like this?
