Maximum apartment contract renewal fee?

I spent \~2 years in this apartment, and I have just received the the renewal fee to pay, and it’s 2 full months of rent. Basically 1.5 month just the 更新料, and the rest is the fire insurance, etc.

It feels like a ripoff, especially since the 管理会社 does strictly nothing to take care of the place (my previous place charged 1.2 month total and had amazing maintenance, with a dedicated concierge, etc.). And they take 2man per month already.

Question: is there a maximum for these fees, or is it just up to the landlord? Meaning technically they could charge one year rent every two years? I like the place and won’t move, but I am given this 3 months before the end, and I have to cancel 2 months before the renewal, leaving me with 1 month to find another place. Is it a loophole that they are allowed to do that, or is there something I don’t know?

  1. Read your rent agreement, it depends on your lease whether or not you have to pay a renewal fee, and how much it would cost.

  2. Was it not outlined in your original lease? This was always something that I took into account when renting places.

  3. usually the renewal fee is in the contract, check the contract first. probably you agreed to it and signed, since it’s common and they are requiring it.

  4. 1 month is the standard. Some places it’s just 50%.
    I never paid more than 1 month in renewal fees.

  5. 1 month + fire + guarantor company. I had some shit like “24h help” in my first contract but the after 2y payslip said something like “if we send it by mistake then sorry” so I didn’t pay that. Nothing happened.

  6. Yes the entire industry is a rip-off on many levels, but since its normalized, not much you can do other than try to negotiate no renewal fee, but if you signed it, then your only choices are to renew or cancel unfortunately

  7. Not sure if there’s a maximum but two months isn’t the worst I’ve heard. Besides, it would’ve been written in your contract. There are plenty of places that would only charge 1 month’s worth (or even zero but that’s typically crappy old places that aren’t in demand).

  8. Is it two months rent or is it your rent + renewal fee? Do you have to pay 2 months rent to renew + your regular rent?
