I did something very stupid and accidentally burnt a 1LDK Leopalace carpet with hot oil all over the room. It’s pretty bad. The tenancy agreement says 36,000yen charge for carpet burns but the burn I caused is not minor. How much will I be charged? Will it still be the amount on the agreement regardless of degree of damage or will they change and I have to pay for the total carpet replacement? If so, what’s a rough estimate of what I might have to pay? I’m so stressed out, any help/advice would be appreciated, thanks!

Leo palace waive these fees after 4 years.
36k sounds like a new carpet, so probably doesn’t matter if the burn is the size of a thumb or a body.
Did you check how it looks underneath that carpet? Anyway, I think it’d be best to talk to Leopalace directly.
And for next time, it may be wise to take out personal liability insurance (unless you have one already). They’ll take care if you break someone else’s things and are cheap as chips.

However, when the person came to inspect the condition of my room, they only glanced around quickly and returned to me in less than a minute. They then asked me to sign the contract and said I could leave. I was surprised, but to ensure I wouldn’t face any future trouble, I honestly told them what I had done. To my surprise, the person smiled at me and reassured me that everything would be fine. This situation reminds me of when I first moved out from Leopalace in Osaka. I’m not speaking for everyone, but it seems they are not too strict about such issues. I lived in leopalace for 3 years? and damaged a lot of things. They didn’t ask me to pay anything at all when I moved out. Zero. Maybe they’ll waive your fees too if you lived there long enough.
