Renting apartment with foreign income?

Is it possible to rent an apartment in Tokyo as a Permanent Resident holder when my income is foreign? Hypothetically if I am employed overseas by a foreign company and paid in foreign currency but I have permanent residency because of family and having grown up in Japan, can I somehow show that payment and salary to get an apartment in Tokyo and rent?

  1. I’m not 100% certain but I think as long as you have some proof of income/employment and maybe some bank statements, it should be doable. This may vary based on the management company and/or landlord, however.

    I was never asked where the money came from, just how much I made.

  3. These days nearly every landlord requires a guarantor company, and guarantor companies always ask for your income. Some guarantors will accept your foreign income as enough, but then the landlord will overrule the guarantor company’s decision. Overall, having foreign sourced income will limit your choices for housing. But it is not impossible. Sometimes you will need to show a bank statement. Sometimes you can negotiate to pay rent in advance or pay a higher deposit. I am often able to negotiate this for my clients.

  4. It’s been a while, but I don’t recall having to give actual proof of my employment or income for a rental. But, in the case you do, your income tax payment statement will basically show how much you make.

  5. Show them proof of your Japanese tax payments from the foreign income. It should have your income stated on it.

  6. I rented mine and all my income is foreign.

    I’m self employed, so I just have to show my tax return? (kakutei shinkoku).

    Remember that foreign income is taxable in Japan. So you must declare all income outside Japan too. You shouldn’t any problem if you show them the tax return.

  8. I am also a PR and did the same previously. Show them your tax return and if needed offer to show the payslips from your employer.

    It would only be an issue if the landlord decides that you are a flight risk because of your overseas job. But considering that you have PR and grew up here that is unlikely.
